Modern Home in Mar Vista Area in West Los Angeles
Use of Ipe Rainscreen and stucco break up the front facade.
Floating Steel staircase with custom wood treads.
Drought tolerant landscape with permeable pebble technique between square concrete walkways.
Modern, open plan home adapted to accommodate 3 bed 2 bath upstairs and a multi-use room downstairs towards the back.
The front area is an open Living/Dining and Kitchen Area with an additional full bathroom.
The front and back spaces are divided with a Large Blue/ Barn Door. The Door slides behind a floating steel staircase incorporating heavy floating wood treads, stained grey. The steel is all cleaned and clear coated to remain natural.
White walls and tight corners create clean lines on the interior, which define the spaces and allow for artwork to be clearly read. Linear HVAC grills disappear in the ceilings with Recessed LED fixtures.
Light wood floors do not show dust and brighten the space.
The large bi-fold door at the rear gives access from the back room to the back garden and covered carport.
Permeable pebbles and concrete squares define the outside driveways access from front and rear.
The house was designed to maximize the use of the Rear yard, for play/grassy area and outdoor, covered living/Dining.
Ipe siding and the use of white and grey plaster soften the front façade.
All fences and gates are Mangeris wood, with drought tolerant vegetation in the front.
